Why You'll like It

This flexible three bedroom character townhouse is located in a beautiful Grade II Listed historic building dating from 1851 and is thought to be one of the largest individual properties within this complex of converted buildings with accommodation exceeding 2000 square feet. The property has an attractive stone exterior and the surrounding buildings retain many of the original features of the property which was originally constructed as a workhouse. There are beautiful quadrangles of manicured landscaped gardens which are available for the use of the residents. The property itself also retains a great deal of the original character including granite stairways however, it has been thoughtfully updated to offer contemporary living in this traditional setting. The accommodation is arranged over four floors and the entrance at ground level reveals an enchanting hallway with slate flagstone flooring and historic granite stairs heading both up to the rest of the property and down to the basement. There is also a back door on this level opening to a private patio which in turn leads to a large communal quadrangle garden. Heading upstairs the wrought iron hand rails add to the character and on the first floor is a landing with timber floorboards and doorway to a vast open plan kitchen /living/ dining space with windows on three sides and a contemporary kitchen with integrated appliances. The work surfaces are polished granite and there’s an island with breakfast bar and undermounted sink. The built-in appliances include an electric oven, microwave combination oven, integrated dishwasher, integrated washing machine, induction hob and extractor fan. There is plenty of storage with base, wall and tower units and room for an American style fridge / freezer. The living / dining space is plentiful and offers endless possibilities for configuring the room. At the far end is a feature electric fire which can be remotely controlled to change the colour of the flames and back lighting. Heading upstairs again, granite stairways take us to a landing with built-in study furniture which makes the perfect ‘work from home’ office. There are two bedrooms on this level with the primary bedroom suite having a vaulted, beamed ceilings, triple aspect windows and a large mains gas convector heater. The en-suite bathroom is beautifully tiled and has a shower bath with curved glass screen and the basin has an illuminated and heated mirrored cabinet over and there's also a WC and duel fuel heated tower rail (either running from the gas central heating or electricity). Bedroom three on this level is a good size and has the family bathroom immediately opposite where there is a second bath and white bathroom suite. Heading all the way down then to the basement floor there is a further fantastic space with many possibilities. The basement is essentially configured as a large en-suite bedroom with living space and a small kitchen (which could be viewed as a self-contained flat albeit part of the house). Having this area separate makes the property very suitable for multigenerational living but equally, numerous other uses for this space could be considered. It would make I fantastic cinema room or gym for example. The property has an allocated parking space nearby and there is abundant visitor parking. A communal store room is available for residents to store bicycles and equipment.

Where It Is

Heading out of Truro on Tregolls Road, Yew Tree Court can be found on the right hand side before the junction at Newquay Road.
